Case Study 1 – Water ingress claim main roof (Chimney area)

Claim - New Build Warranty provider claim value (£3,500– £5,000)

Original Defect Claim - Water Ingress visible on the ceiling of the small rear bedroom en-suite (RHS gable).

 Scope of Works

Upon instruction, we erected suitable scaffolding to investigate the areas surrounding the chimney, as it was identified as a potential source of the issue due to historical concerns.

Findings

During our investigation, we discovered multiple defects related to the chimney and the flashing details surrounding it. A detailed report of our findings was submitted to the client, who then instructed us to rectify all identified defects.

Remedial Actions

All defects associated with the chimney and flashing were fully rectified.

Upon completion of remedial works, the scaffolding was dismantled.

Moisture tests were conducted on the affected areas to ensure acceptable moisture levels before proceeding with further work.

Completion

Once satisfactory moisture readings were recorded, we redecorated the affected areas to restore the property to its original condition. The work was then signed off as complete.

Case Study 2 – Defective Joists within Property

Claim - New Build Warranty provider claim value (£65– £85,000)

Original Defect Claim – Excessive deflection within First floor walkways, Partial Collapse

Scope of Works

Remove all existing joists throughout the entire property and replace them with new ones.

Allow for the removal of all wet rooms, kitchen, and subsequent redecoration upon completion.

Remedial Actions

Vendcare Limited carried out a comprehensive site setup, including organizing the removal of the homeowner's furniture and personal belongings into alternative accommodation. The following works were completed:

 Strip-out works: Full removal of existing fixtures and materials and entire joist set .

Procurement & Installation: Sourced and installed all required materials, including new joists.

Electrical & Heating Upgrades:

Full electrical rewire.

Complete domestic and heating system refit, including the installation of a new boiler.

Interior Redesign:

Full redecoration with a newly designed colour scheme throughout all rooms.

Final Works:

Full contractor clean.

Coordination of removals and return of homeowner’s belongings.

The contract commenced on October 23, 2024, and was successfully completed on December 16, 2024.

Upon completion, the homeowner’s family (two adults, two children, and a new born baby) moved back in on the same day. They were extremely pleased with the quality of the finish, the project duration, and Vendcare Limited’s efficient management of the claim.
